RODE is currently designing a new mixed-use residential building at the corner of River Street and Washington Street in the Lower Mills neighborhood of Dorchester. The new development will feature four floors of 1- and 2-bedroom condominium units (24 in total), a shared roof deck, ground level commercial space, and a parking garage. 

The new building take cues from the neighborhood's defining architecture, referencing the Baker Chocolate Factory and other sprawling brick mill buildings common to the area. Its red brick facade seamlessly fits into its surroundings and is outfitted with copper accents that will patina over time, making the new building feel timeless. 

To make the most of its prominent corner location, we eased the corner to create a pedestrian plaza that steps back on the south side, allowing views of the river from the unit balconies.
