3200 Washington is a catalyst for revitalizing both Egleston Square and the Washington Street corridor in Jamaica Plain. The 76-unit housing complex includes mixed-income housing, commercial space, amenity space, and underground parking shielded by a landscaped courtyard built on top of the structural slab. In response to community feedback, the project also includes the renovation of two adjacent triple decker properties into affordable housing.

The building’s design is strategic—its massing successfully transitions from the urban-scaled streetscape of Washington Street to the residential neighborhood beyond, where the building reads closer to the height of a triple decker. A double-height glass atrium breaks the building’s mass in two, resulting in a smaller length of building along the street. 3200 Washington also enhances the pedestrian realm, adding extra-wide sidewalks and an eye-catching street presence, beckoning patrons to the bustling street corner.
