449 West Broadway is the result of diligent site analysis and space planning of an extremely restricted urban site. Located on one of the busiest streets in South Boston, the four-story mixed used building boasts ground floor retail space and two residences above. Both apartments feature back patios overlooking the city.

The first floor residence boasts a street-facing Juliet balcony overlooking the bustling pedestrian streetscape off of the expansive open living room. The second apartment spans over the top two levels of the building. Both units feature rear deck space overlooking the Boston skyline.

The residences replaced a single-story commercial space nestled in between two brick apartment buildings. Once demolished, the challenge became how to fit comfortable living units into the compact 20-foot-wide site.

The building was designed to maximize daylight from the front and back of the building. Between two existing buildings with shared party walls, the building stitches itself into the existing street wall. The front facade features a large, modern interpretation of the bay windows seen up and down West Broadway to be something new yet still sensitive to its neighbors.
