Description

One of Egleston Square's first buildings, 3200 Washington ushered in a new era of development to this now-bustling neighborhood.

As the first full-block building in the area, 3200 connected the "urban wild" with the adjacent residential neighborhood and set the precedent for Washington Street and its public realm.

We created a building that could transition between the scale of Washington Street's urban corridor and the adjacent residential neighborhood.

The building's massing tucks into the site's steep slope to speak contextually to both conditions. We also pushed back the building edge at Washington Street to create a generous streetscape. Finally, we split the building's mass down the middle, preserving the views to the "urban wild" and creating a visual connection between the street and neighborhood.

To break up the scale of the building, we split the building into two masses united by a striking double-height lobby.
The building works with the site's natural topography, rising to six stories at the front while meeting the neighborhood height at the back.
The interiors tap into the energy of a revitalizing urban neighborhood and the vibrant, creative residents that come with it.
